Balcony Inspection Law

Inspections are now required for all multi-family and apartment complexes of 3+ units with wood balconies and decks. This includes:

  • Any balcony, walkway or deck designed or intended for human use.

  • Any walking surface of a balcony, walkway or deck that is more than 6 feet above ground level.

  • Any balcony, walkway or deck that has load-bearing components made with wood or wood-based products.

Inspections must be completed by a licensed Architect, Structural Engineer, or General Contractor to ensure safety and structural integrity.

All properties that fall under the umbrella of the balcony inspection laws MUST BE IN COMPLIANCE by January 1, 2025.
